We have the 382MBQ with the rear patio that we love as we travel with four dogs! We leave it down whenever we go and have had no problems. We have been on the road now for four weeks from Texas through Wyoming and now in South Dakota. We are stopping in Shipshewana in a few weeks to see if they can do some modifications to it and i will ask what they say. I don't know why you could not leave it down since that is what it is made for.

Interested in what mods you do to the patio as I have dogs too! Also let us know what they say about up or down and rain tolerance.
Will be waiting for the info!
Safe travels

You can always tell a Texan...you just can't tell them much. JK. A number of Texans in my family, including my grandma. Regarding the patio, why not put a couple extra coats of paint on it after sealing the edges with Eternabond? Lyle

The base on the deck is that anti skid black stuff (not sure of the name) like you see on steps. So paint may not adhere very well to it. But that is an idea and thought about it, but for me I just close the deck when I'm not around. It's a safety feature too, no one can get to the sliding glass door that way!
